Rolling farmland and autumn forest in the Caledon Hills with mist in the valley

City guide · Peel Region

Peel’s rural northern half, with growth concentrated in Mayfield West, Bolton and Caledon East. Larger lots, the escarpment on the doorstep, and a commute that depends on new highways arriving.

Caledon covers 688 square kilometres — bigger than Toronto — and most of it is farmland, conservation land, the Oak Ridges Moraine and the Niagara Escarpment. New homes are concentrated in a few places: Mayfield West just north of Brampton, Bolton in the southeast near Hwy 427, and smaller pockets in Caledon East.

The town plans for 300,000 people and 125,000 jobs by 2051 — roughly three times today’s population. That means more choice and more construction for years to come, and it means infrastructure — schools, transit, roads — arriving after the first residents.

Highways
Hwy 410 ends at Hwy 10 by Mayfield West; Hwy 427 reaches Major Mackenzie near Bolton. Hwy 413, with 410 and 427 extensions, is in design and early works.
GO & local bus
GO Bus 38 links Bolton to Malton GO on the Kitchener line. Brampton Transit route 41 has served Bolton since 2024. Most residents drive.
Future GO rail
A Bolton GO station sits beyond Metrolinx’s 2041 horizon. The Town is lobbying for it — treat it as a maybe, not a plan.

  • Anyone who works in the northwest GTA or from home
  • People who want the escarpment and trails within 15 minutes

Worth weighing

  • No GO rail — nearly every trip is by car for now
  • No hospital in town — Brampton Civic is closest for most new areas
  • Schools, rec centres and retail lag behind new subdivisions
  • Highway 413 construction will shape traffic and noise in the south of the town this decade
